Georgian College Is Growing! What Could This Mean for Barrie Real Estate Investors?

When people talk about real estate investing, it’s usually about interest rates, property prices and rental income. And of course, those things matter!

But I’ll tell you what else has my attention right now: Georgian College. The province is funding nearly 1,000 additional student spaces, more programming is being brought to Barrie and a new downtown location is planned for 2027.

That’s some pretty significant news for our city, and when you consider how important housing is for students attending Georgian, it raises an interesting question about what opportunities could be developing in Barrie’s rental market.

What’s Happening at Georgian College?

On October 15, 2026, the Ontario government announced $25 million in funding for 987 additional seats at Georgian College. Of those, 668 are designated for healthcare programs, with additional spaces supporting STEM, skilled trades and education. Some of the funded seats are being introduced beginning in fall 2026.

Georgian also announced the consolidation of its Orillia and Muskoka campuses into Barrie, with programming scheduled to transition throughout 2026.

The college is also developing a downtown Barrie location designed to accommodate up to 800 learners, with program transitions expected to begin in winter 2027.

What Could This Mean for Barrie’s Rental Market?

Students coming to Barrie for college need somewhere to live, and not everyone chooses residence or commutes from another community.

Georgian’s 2024 student housing strategy identified a need for affordable rental accommodation in central and northern Barrie. The college’s Barrie residence has also reported a waitlist for the 2026–27 academic year.

Here’s something else I find interesting. In June 2026, Georgian partnered with Sparrow and the Georgian College Student Association to connect students looking for accommodation with homeowners who have spare bedrooms available.

It’s a good example of how existing homes can become part of the student housing conversation, whether through homeowners renting unused space or investors evaluating properties suited to shared accommodation.

Of course, additional funded seats don’t automatically translate into the same number of students seeking rentals. But the college’s housing initiatives give investors useful insight into the types of accommodation students may be looking for.

Where Should Investors Be Looking in Barrie?

I’d start with location, but I certainly wouldn’t stop there.

Homes within walking distance of Georgian’s main campus may appeal to students without vehicles. Properties with convenient transit connections are also worth considering, especially when shopping and employment opportunities are nearby.

With Georgian expanding into downtown Barrie, there’s another location to consider when evaluating access to classes.

The layout is equally important. A detached home with multiple bedrooms could be considered for shared accommodation where permitted, while townhomes and condominiums may suit other rental arrangements.

I’d look at bedroom sizes, shared living areas, laundry facilities and parking. These details influence how comfortably people can live in a home and whether the asking rent is reasonable for what’s being offered.

And don’t overlook the broader rental market. Depending on the property, there may also be opportunities to appeal to young professionals or other long-term tenants rather than focusing exclusively on students.

What Makes a Rental Property a Good Investment?

This is where I’d encourage buyers to look closely at the numbers.

What are comparable properties actually renting for? What will the mortgage payments be? How much will property taxes, insurance, utilities and maintenance cost? It’s also important to allow for potential vacancies and unexpected repairs.

Financing an investment property can differ from financing a principal residence, so speaking with your lender early is worthwhile. Rental income and capital gains can also have tax implications, making professional accounting advice important.

If you’re considering renting individual bedrooms, confirm the property’s permitted use and any applicable requirements with the City of Barrie. Second suites have registration requirements, while condominium investors should review monthly fees, the status certificate and rental restrictions.
