Buying a House? Don’t Forget the Home Inspection!

There are dozens of elements that work together in the construction of a quality home. For the most part, you don’t think about them on a daily basis. But just consider all the individual electrical outlets, plumbing fixtures, and the heating and cooling system that keep your house safe and comfortable.

Now add in the appliances and the basement, finished or not. At the heart of it all are the foundation, walls, roof, and the structural integrity of your home’s framing and joists.

Would you ever want to buy a home without knowing the condition of all of these critical components? No one wants to end up with a money pit or the stress that goes along with one repair after another.

Furthermore, very few of us have the skills to determine good construction from bad, and that’s where a home inspection comes in. This under-appreciated step is imperative when buying a house. Read on below for more information about home inspections and choosing an inspector!

What Does a Home Inspector Do?

A home inspector is a trained professional who can spot flaws and serious red flags that the average person cannot detect, often pertaining to the foundation, electrical, and plumbing systems. A careful review of the inspection report helps you avoid nightmares later on.

A home inspection helps to give you peace of mind by pointing out any areas of concern. That said, it is not the inspector’s job to determine whether you are getting good value for your money.

You’ll still want to work with a real estate agent to decide if the listing price of a house is fair for the market or over-inflated due to a seller’s expectations. You can also get an overview of what is happening by checking out the latest report from the real estate board in your area.

Should I Hire a Home Inspector?

A home inspection will usually happen after a seller accepts an offer but before the buyer takes possession. We always advise adding an inspection as a condition of your purchase to ensure you’re making a solid investment. If the report turns up something alarming, you can either work with the seller to rectify the problem or potentially get your deposit back.

Sometimes, during exceptionally busy markets, a seller won’t entertain an offer with conditions. That doesn’t mean you forgo the inspection, however. You may just need to arrange a time on your own schedule and at your own expense.

Not every area of concern is covered by a standard inspection. That’s why you also may want to consider hiring experts who will provide additional services, like inspecting for radon gas, asbestos, or mould.

Buying a home without proper due diligence can go wrong very quickly, especially if you haven’t budgeted for several thousand dollars worth of work. If a home inspector uncovers major plumbing and electrical problems, you can make an informed decision about what to do next.

You might decide to move on to another option altogether. Or, if the seller is amenable, your real estate agent might be able to negotiate a concession on price so you can make the repairs while staying within budget.

How Do I Select a Home Inspector?

Begin by hiring only someone qualified and experienced. Ideally, choose a professional who belongs to an industry trade group, such as the International Association of Certified Home Inspectors (NACHI). This organization has developed formal inspection guidelines and a professional code of ethics for its members.

Membership in NACHI is not automatic. To join, applicants must demonstrate field experience and technical knowledge about structures and their various systems.

Do I Need to Be at the Inspection?

Your presence isn’t required, but it is a good idea to be home or at least available during the inspection. That way, the home inspector can answer your questions and discuss problem areas with you. This is also an opportune time to get an objective opinion from someone who does not have emotional or financial ties to the property.

Between a detailed home inspection report and expert guidance from a knowledgeable real estate agent, you’re in a good position to make the best choice and find a house you love forever!
